Buyers who are interested in purchasing a home in the Providence neighborhood will receive access to all of the Homeowners' Association documents for review once they have officially begun the purchase process.
What is an HOA?
An HOA is a home owner association. Before you purchase a home here, you will be sent information regarding the association - Providence Home Owner Association. We have an elected Board of Directors (all Providence homeowners) and are managed by CPVA Management, Inc.
Are all the homes the same?
Our community has three distinct neighborhoods: the Cottages, the Townhouses and Villas. The 48 Cottages are stand-alone homes located on the first three streets as you enter our development. The 67 Townhouses (townes) are on the right from the gazebo on two streets. The Townhouses share a common roof among a single cluster of 3-5 homes. The 60 Villas are all homes to left of the gazebo. These homes are grouped in clusters but are only joined together by adjoining backyard storage sheds. There are a variety of floorplans within each of these neighborhoods.
Are homeowners required to pay a monthly HOA assessment?
Yes, monthly! Providence has some of the lowest HOA fees in Central Virginia! Our Board takes great care to keep the operating budget and HOA fees as low as possible. Annual HOA fee increases are extremely rare. The HOA fees cover the cost of your year-round lawn care, garbage pick-up, gutter cleaning, power washing, common area landscaping, street snow removal, communications, neighborhood events, and many other HOA-required obligations. Homeowners are responsible for the costs of all the interior and exterior repairs of their homes, with the exception of the Townhome roofs. Townhome owners pay a small additional fee to cover the costs of their roof repairs and replacement. The HOA fees can be paid with payment coupons or by electronic debit.
Is this a 55+ community?
No. Providence has no age restrictions. All single family homeowners are welcome. Chesterfield County public school busses stop in two locations within the neighborhood to safely pick up and drop off the children who live in the neighborhood.
What voting precinct/polling location is designated for this neighborhood?
We are located in precinct Reams #408. Our polling place is St. David's Episcopal Church, at the corner of Reams and South Providence.
What public schools would my children attend?
Providence Elementary, Providence Middle and Monacan High School. We live within the Chesterfield County School District.
Are we a Neighborhood Watch community?
Yes we are! As such we also do not allow solicitation, trespassing or distribution of fliers. A sign reflecting such is posted at the entrance boulevard.
May I rent my home?
Yes, with prior Board approval only. We have guidelines and a form to complete, with submission to Community Partners. Only 10% of our 175 homes may be leased.
Can we have pets?
Yes, but no non-domestic animals (ex. chickens) and no more than three per home without Board approval. Dogs must be on leash at all times except when on your property. The owner is responsible for all actions of his/her pet, including clean-up. Dog bag stations are available in four locations throughout the neighborhoods. All Chesterfield county pet regulations are enforced.
Can I install a fence in my backyard, or cut down a tree, or re-paint my front door?
Yes, but you must seek HOA approval first. There are community guidelines that must be followed when making any changes to the exterior of your home or property. The details and application forms for seeking approval are all provided in the HOA documents that new homeowners receive once they officially begin the purchase process. Can I have a garage sale or other public event?
Yes, but you must seek prior HOA approval to make sure all parking, noise and notification issues have been properly addressed.
Do you provide trash & recycling pick-up?
Trash is picked up once each week. Trash service is part of the HOA dues. Recycling is no longer provided by Chesterfield County, and must be contracted individually with an independent provider.
